Should I sell my home without listing it?
Probably not. Real estate agents tend to agree that the best way to sell most homes is to list them on the public market, or Multiple Listing Service, which maximizes the number of eyeballs and potential buyers. That said, if your home is unique or difficult to price—for instance, it’s the biggest house on the block, or it’s an architectural marvel—listing it off-market for a little while might help you arrive at a realistic price.
What characterizes the East Bay market you cover?
Piedmont, Oakland, Berkeley, Alameda, Orinda, Moraga & Lafayette have beautiful homes, an easy commute to San Francisco and a great sense of community. Many of the buyers are from the city. Once their children reach school-age, they look for homes in the suburbs rather than having to spend a fortune sending their children to private schools. They’ll have to pay property taxes, but they don’t have to pay private school tuition and at least their taxes will be going to a good cause – their children’s education!
I’m friends with several real estate agents. Shouldn’t I choose someone else so I don’t make anyone angry?
Agents are independent contractors and vary greatly in their backgrounds, approach, skillsets and hence results. The sale or purchase of real estate is the largest transaction most people will ever complete. Choosing the right representation should be given great care, properly considering the client’s situation and goals. Good agents, while competitive, understand its business and will respect your decision.
I’m in the market to buy a house. How do I find out about off-market home listings?
A well-connected agent can help. Go for a neighborhood expert wherever you’re buying—they’ll be plugged into what’s being shopped around off-market.
